Single Family Homes Hilton Head Island March 2025

I had a client ask me recently how much it is to buy a single family home on Hilton Head Island?

The median price point on Hilton Head Island for a single family home as of March is $1.1 million. This is up 29% from last year!

At the end of March, there are only 253 of these homes for sale. If you can believe this, the days on market is decreasing for this price point to 41 days despite this price point. 84 of them sold in March.

Why is this?

First and foremost, it is an island which means that there is only so much inventory to begin with.

Second, Hilton Head Island is unique because it has its own airport which makes it very accessible to both private and commercial flights from all over the United States.

Third, if you are on the island: there is no reason to leave the island. There are doctors, a hospital, schools, churches and every store that you might need including a Walmart. This in my viewpoint is the most important aspect.

There are many barrier islands for people to choose from. However, the proximity to all of the above mentioned reasons makes this location: RARE.
